Q:  Where can I find your Rental Application?

A:  Our RENTAL APPLICATION can be found by clicking the link at the bottom of every page.


Q:  Where can I get a hard (paper) copy of the Rental Application.

A:  A hard (paper) copy may be obtained by CLICKING HERE.


Q:  Is there an application fee?

A:  No, unlike many property management companies and Landlords, Williams Management Group does not use the method of an application fee to help screen applicants.


Q:  I don't have good credit.  Is that a problem?

A:  Williams Management Group takes various steps to insure good tenants for our property owners.  Credit is only one aspect of many and is not an automatic disqualifier.


Q:  What are your pet restrictions?

A:  1. There are restrictions mandated by our insurance company(ies), including, but not limited to, any dog(s) deemed aggressive which always includes: pit bulls, rottweilers, and chow chows.   

2.  Tenant(s) must provide a dog kennel (if applicable).

3.  Tenant(s) must comply with all city ordnances. 

4.  Other restriction do/may apply. 


Q:  Do I have to make an appointment to see a home I am interested in?

A:  Yes, because most properties have a current tenant, we extent the courtesy of a 24 hours notice before entering their home.


Q:  The sign/flyer said "Rent to Own" or "Lease Option Available".  What does this mean?

A:  "Rent to Own" and a "Lease Option" are the same thing.  It allows the tenant the option of purchasing the home at the end of the lease period if desired.  For more details click: How to Buy a House Using a Lease Option.


Q:  Why would I want to by a house on a "Lease Option"?

A:  This would allow you to live in the house, have more freedom that if renting, give you time to build your credit in order to obtain financing at the end of the lease period, or the option move out if you change your mind about purchasing that home.  Also, during the lease period and before excursing the option to buy, a portion of your rent goes towards paying down the principle purchase price of the home.  


Q:  Do you accept Section 8 Housing?

A:  Yes, however only on specific properties and some restrictions apply.

Q:  What should I do if I can not pay my rent on time.

A:  As always we appreciate your prompt payment, however, if you expect a problem making an upcoming payment, please contact us as soon as possible so that we may assist you better.  When you notify us before a payment is late we may be able to assist you in reducing your late fees and help avoid eviction.


Q:  What day of the month are invoices sent/mailed?

A:  Property Mgmt: no later than the 18th; Lawn Care: no later than the 3rd.
